Navajo Flats – WSPG’s first development project (dba Village Flats, LLC) in Denver was a new build, Chicago-style three-flat started in 2004. The building consists of three, full-floor homes atop each other, a private yard, patio-space, and an alley-garage. As developer, WSPG bought the 3,200 SF of land, contracted with the design team, secured permits, organized investor capital and debt financing, established the brand identity and sold out the homes before beginning construction. WSPG offered interests in the company to individuals through a private securities offering. Approximately eighteen months passed from collecting the investor capital until completion of the Navajo Flats project which achieved an annualized return of 12.7%.  

Central Street Tower – WSPG acquired two small homes for this development. The location, in the LoHi neighborhood, substantially increased in popularity and value since the purchase. As the land developer, WSPG completed the entitlement work and preliminary design for an 80-foot tower on a small site. WSPG conducted extensive zoning, legal, and ownership research to secure rights to develop the land with a mixed-use building, and contracted with an architect to develop initial plans for the tower. Successful meetings with public works, adjoining neighbors and zoning officials resulted in approval to develop an 80-foot condominium tower under the challenging PRV zone district. The sale of the land, entitlements and design documents resulted in an annualized return of 14.2%.  

2999 Lawrence – WSPG finished construction on a 24,000 SF condo building at 2999 Lawrence Street just north of downtown Denver in 2008. The five-story, elevator building consists of a first-floor parking garage and twelve homes on levels 2 through 5. As the developer, WSPG purchased the 9,300 SF parcel of vacant land (a former neighborhood eyesore), contracted with the design team, obtained the necessary permits, and organized equity and debt financing. WSPG oversaw the due diligence, financing, design and construction, the $3.5M budget, material selection, budget compliance, and branding. The project finished on-budget and on-time. Hal of the units were sold with the remaining units converted to a long-term rental strategy to service the construction debt.  

LIFT – Upon purchasing a 16,000 SF parcel at 32nd and Blake Street in Denver, CO, WSPG conceived the design and planning for a fourteen townhome project branded “LIFT”. The land was secured with debt-financing and has been re-zoned to CMU-10 with waivers appropriate for the proposed development. The location is adjacent to a series of other successful projects, replete with mountain and skyline views. The design includes 28,000 of townhomes including eight live / work units fronting Blake Street. The name “LIFT” originated from a key feature where all homes were designed with a private dumb-waiter from garage to rooftop. WSPG contracted with the design and engineering firms, organized the project’s financing, and managed the branding. 

Mulligan ResidenceThe Mulligan residence is on the 17th floor of a luxury high-rise. WSPG acted as the owner’s representative (OR) which included contracting, project management, estimating, budget control, pay applications, material selection, change orders and close-out. The existing condition included a built-in island, full height dividing walls, a narrow hallway and an outdated the bathroom and kitchen. The renovation removed dividing walls, island, cabinetry, appliances, sinks, closets and flooring. New cabinetry, granite countertops, hardwood floors, recessed and hanging light fixtures, sinks and hardware, and a home office were installed. The project was completed in five weeks and finished on budget with delighted clients.
